Montreal developer Brasswater buys Mont Tremblant retail village, plans to improve the resort destination

The sale of the iconic retail village at the base of Eastern Canada’s Mont Tremblant ski resort has crossed the finish line as Montreal-based Brasswater, led by founder Ian Quint, said it closed on the acquisition of the resort retail property this week.

Brasswater bought the village, that is about a 90-minute drive northwest of Montreal, from LaSalle Investment Management, a division of JLL. Brasswater said it will work to strengthen the tenant mix and guest experience at Mont Tremblant, which it called "a global destination."

The Mont Tremblant retail village had been up for sale off-and-on for at least two years, as brokers fielded offers for the 135,000-square-foot outdoor pedestrian mall with 45 retail tenants, including Starbucks, Rudsak, Columbia, Roots, Lucille's and Hatley.

The retail portion has an occupancy of 97%, housing about 60 boutiques, restaurants, and bars. Despite a 40% drop in foot traffic — from 3.5 million visitors in early 2023 to 2.5 million in summer 2025 — sales per square foot surged 27%, to $848 by mid-2025, according to CBRE data.

Brasswater did not reveal the price it paid but the property was originally listed for $90 million to $100 million in February 2023. The Journal de Montréal recently reported the sale price to be $95 million. Brasswater CEO Quint said the reported amount is incorrect, but he declined to elaborate.

Mont Tremblant's new owner expressed enthusiasm for the property.

“I have a house in Tremblant and use the resort every weekend during all four seasons,” Quint said in text messages to CoStar News. “I train for triathlons there and have competed in many Ironman events. I ski every weekend in the winter and my three-year-old will start taking ski lessons there in January. I am extremely connected to Tremblant, and more particularly the resort.”

Quint emphasized that Brasswater intends to be an active owner.

“We are really looking forward to improving all the offerings of the village and adding new businesses, some of which we have already signed," he said. "It will be great for the tenant mix and the customers. We genuinely feel that it is now in the right hands of a Quebec owner who is passionate about it and will take pride in it. We are very excited to execute our vision and for everyone to enjoy the results.”

Pursued property for years

The developer also revealed that Brasswater had pursued the property for some time.

“We wanted to buy it originally when it was sold to LaSalle about seven or eight years ago, and we were the high bidder then, but the owner at that time wanted to sell to another institution," Quint said. "We started looking at it again about three years ago, but weren’t able to make a deal. Only now, we will be very active owners of this asset and look to constantly improve it.”

The property’s appeal lies in its location at the foot of Eastern Canada’s busiest ski hill, Mont-Tremblant Resort, which attracts visitors year-round with skiing, music festivals and endurance events.

LaSalle hired CBRE to market the retail village in early 2023.

Regarded as one of Eastern Canada’s busiest and most popular ski destinations, attracting millions of visitors each year, Mont Tremblant is located about 130 kilometers northwest of Montreal and features the tallest peak in the Laurentians at 875 meters and over 100 ski trails across four slopes. Tremblant has become a four-season destination with golf courses, hiking and cycling trails, and major events such as music festivals and triathlons.

Club Med recently announced plans to open a high-end resort in Tremblant that's scheduled to open in December 2028. In a statement, the company said it plans to "usher in a new era of mountain travel. Modern alpine-chic design meets four-season adventure and the warmth of Club Med hospitality."

Quint summed up Brasswater’s approach to ownership of the retail village, saying that "we will be very active owners of this asset and look to constantly improve it. Tremblant is special to me personally, and we want to make sure the village reflects that passion.”
