The office of the New York state attorney general has expanded its footprint in lower Manhattan’s Financial District to nearly 380,000 square feet.
The AG’s office renewed its space spanning 342,484 square feet across floors 13 to 21 and 23 at 28 Liberty St. and also expanded its footprint in the building by 35,954 square feet on the entire 22nd floor, JLL said in a statement Monday. The brokerage represented the tenant.
The 60-story, 2.11 million-square-foot landmarked building provides tenants direct access to six subway lines from the lobby, and entry to the World Trade Center transit complex is two blocks to the north, JLL said.
The AG’s office has been a tenant at the building since 2018 and counts among building neighbors payment processor Stripe and the London Stock Exchange Group.
Owned by Chinese conglomerate Fosun International, the building last fall secured a $900 million refinancing deal after signing Stripe to a lease expansion. Fosun, which bought the property in 2013, has invested about $556 million, or $262 per square foot, in capital improvements including tenant buildouts, retail redevelopment, elevator modernization and common area upgrades, according to a report from credit-rating firm KBRA.
“The AG Office’s decision to extend and expand at 28 Liberty St. validates ownership’s continued commitment to invest in this iconic asset to create diverse lifestyle amenities, activated common spaces and integrated technology and support infrastructure,” JLL Executive Managing Director John Wheeler said in the statement.
